Foundations & Waterproofing
A foundation is just that, everything builds upon it. Our footings and walls are set by creating a CAD drawing of your architectural footprint. The CAD drawing is then loaded in a computer, taken to the field, and transcribed to the site using a laser guided surveying system. We consult with the wall company to properly match wall heights to the grade, and they take it from there. The result is a wall system that is accurate to within ¼ “ in all dimensions, framing lines up properly, and water intrusion is virtually eliminated.
You may never see the system that is applied to your foundation to further prevent costly leaks, but you will know if it fails. Most standard products are actually considered damp proofing only. We opt to install a Series 3 fully waterproof lifetime system. You’re going to live in your home a long time, why not have the peace of mind that a lifetime of protection brings.
A home can be described as a sum of it’s parts. Every piece plays an important role in determining quality and proper functionality. At Firelight Homes, we specify each detail and work with our vendors and trades to remain on the forefront of environmentally responsible building design.
We use only high grade framing lumber and 2×6 exterior walls in all of our projects. This results in a stronger structure, greater potential energy savings, and less possibility for deflection over time. All walls are then checked for tolerances of 3/16” over every 8 feet before finishes are applied.
Once the exterior framing is complete we cover all outside walls with a special industry leading product called Huber Zip Wall system. This wood composite sheathing is code recognized as a air and water resistant barrier on its own for 30 years. In essence your home now has two exterior moisture barriers, not just one!
Floor Systems & Engineered Wood Products
Nobody likes a squeaky or bouncy floor- it is a lifetime irritation, and a product of poor design. Our floors are all made of engineered products using True Joist “I” beams. The joists are then covered with Huber Advantech 50yr sub-flooring that is nailed, glued, and screwed down. This combination makes the strongest and quietest floor system available today.
Firelight Homes consults with a structural engineer to properly design each element. Through this valuable input we select a variety of engineered wood products that work in conjunction with standard lumber to construct your home. Engineered wood products are the real workhorses of all significant load bearing and spans within the structure.
We use oversized roof sheathing to cover all rafters. Then we cover all of this with a complete ice & water shield membrane. This makes your roof watertight prior to applying any shingles. All our shingles are architectural and come with a lifetime guarantee.
Each mechanical system is custom designed for your home and your needs. The plumbing includes CPVC piping, Cast steel drop lines, full re-circulating and zoned hot water, and a Marathon 80 gallon super high-efficiency water heater. Heating and Air includes a fully zoned programmable system, minimum 15 SEER 90% + high efficiency units, all backed by a full factory warranty. Electrical and Low voltage installation includes all smart home wiring, room for expansion, panel switches, fan controls, an appropriate number of can lights, and the ability to customize the layout for your needs. You end up with a complete home system that meets your needs for function, energy efficiency, and longevity.
